It's interesting not being from here and watching people in Iowa buy homes that are so poorly constructed, all vinyl siding when the wind whips through here like it's tornado time. Shingles last half the warranty, heating bills are only manageable if you have the new 2007 guidelines for Energy Star.
Though there are several good builders out there, what I find is that they went some where away from Iowa to get their ideas. And then these great builders list their homes, which is much different than most other markets and hope to goodness that their home will sell and that the homes are advertised where the salesperson said it would be, and that the information is kept current and pictures are taken to make it stand out among the other 300 of them in that price point.
How does a Buyer buy? They start at the Internet, or most of them do. And what is one thing that Buyers do when they start their search? They don't look at the listings that don't have photos or multiple photos---and why should they?
We spend all this money on print advertising for what, I don't know.....when the Buyer that comes from the Internet is more knowledgeable, has a much better idea of what they want and sometimes come with the list in hand!
We then have the duty and obligation to have a strong sense of urgency and take care of their real estate needs.
